Factoring Service


Bellsmyre Housing Association provides a comprehensive property management (factoring) service to 480 owners throughout Bellsmyre.


Our factoring service includes:
• small repairs to common pathways
• keeping common areas tidy
• cleaning common stairs and pathways
• grass cutting in common areas
• graffiti removal
• litter picking


We also provide low cost buildings insurance cover for flatted properties.
Our owners are billed twice a year to cover the Association’s administration costs, the costs of common estate repairs and for flatted properties there are the additional costs of close repairs. 
Payment is due within 21 days of the invoice being raised.  Alternatively payment can be spread across the year, by prior agreement.  There are various methods of payment available which include by cash at the office, by cheque, standing order or by direct bank payment.
Our Factoring Assistant is responsible at present for dealing with owners on a day to day basis.  If you are an owner and you have any queries please therefore ask to speak to the Factoring Assistant at our office.

 

Right to Buy Provisions


There are several different Right to Buy Schemes applicable to Association tenants.  Some tenants have the Preserved Right to Buy if they were a tenant before 30th September 2002 and have not moved home. Other tenants have the Modernised Right to Buy if their tenancy started on or after 30th September 2002 or they moved to another tenancy after 30th September 2002 . Those who become tenants after 1st March 2011 do not have the right to buy.

Our Factoring Assistant will be able to assist you in filling in the form and answering any queries you may have.
