Gas and Electrical Services

Annual Gas Safety Check for tenanted property
If you have a gas supply in your home  it is very important that you give access to our gas Contractor, City Technical to carry out an annual gas service.

We are required by law to carry this out once per year.  This is for the safety of you and your household.  For example, carbon monoxide poisoning can be caused by faulty gas appliances and painted gas fire casings can give off toxic fumes.

We rely on your co-operation to give us access each year.  E.on will send you an appointment for an engineer to call.  If this is inconvenient then you can re-arrange the date.  The annual service only takes approximately 45 mins to carry out.  The types of things that the engineer will assess are as follows:

  • Are gas fumes being drawn away from the boiler in accordance with current standards?
  • Is there sufficient ventilation in the property to allow circulation of air?
  • If the system has a combi boiler, is the pressure gauge working?
  • Are the radiators working properly?

Please note that the check only covers the appliances owned and installed by us i.e. boilers and fires.  Your cooker is not included in the service.

You will be left with a copy of the inspection sheet and PSHA also receives a copy.  The contactor will try to carry out any necessary work at the time but might have to return at a later date if parts need to be ordered.

City Technical will let us know if they has been unable to get access to your home to carry out the safety check.  If you do not co-operate when we contact you then we may be forced to start legal proceedings against you to enforce access.  You will be recharged the cost of the legal action which is usually £400.

Electrical Safety Check every 5 years for tenanted property.
The Association also appoints a contractor to carry out an electrical safety check in your home every 5 years. The contractor will contact you with an appointment. Please assist us by giving access when you are contacted.

This is a substantial check of your fixed electrical installations. The contractor will be in your home for 3-4 hours.

  • Your cooker is not included in the service.

You will be left with a copy of the inspection sheet and PSHA also receives a copy.  The contactor will try to carry out any necessary work at the time but might have to return at a later date if parts need to be ordered.
