Landlord & Tenant Repsonsibilities/ Right to Repair

 

Dunbritton Housing Associations repair responsibilities as a Landlord
 
Please find listed below the type of repairs you can expect us to carry out for you. There is also a list at the bottom of the page that specifies what we would expect our tenants to undertake, however if you unsure please do not hesitate to give us a call.

Right to Repair
 
From 30 September 2002, under the Housing (Scotland) Act 2001, Scottish Secure Tenants and Short Scottish Secure Tenants have the right to have small urgent repairs carried out by the Association within a given timescale.
 
The Right to Repair period starts on the first working day after,
 
·         The date the Association receives the qualifying repair request from the tenant or
 
·         Where the Association requires to inspect the property, the date of inspection
 
If the Associations Contractor notified of the qualifying repair has not started the qualifying repair by the last day of the Right to Repair period, tenants have the right to instruct the works themselves, provided they use an alternative contractor, who details are listed on bottom of the Repair Line posted out to the tenant on receipt of the repair reporting.
 
The list below outlines the list of repairs, which are the qualifying repairs and the maximum timescales for completion.
 
           The following repairs are covered in the Right to Repair Scheme:

In the cases where tenants are required to contact an alternative contractor they will be entitled to compensation of:
 
·         £15 basic amount, plus
·         £3 for every day from the day the repair is late until the repair is completed
 
The above is subject to a maximum of £100 for any one repair.
