Repairs & Maintenance

The Association does not just carry out repairs that are reported to the office on a day to day basis, but also requires to plan for the future maintenance of our properties. We therefore have several categories for repairs to enable us to organise and fund for these types of works.
 

Reactive Repairs
These are the day to day repairs where we respond to your reported repairs. All of our emergency, urgent and routine repairs fall into this category.
 
Cyclical Maintenance
These are works that the Association carries out annually or as part of an ongoing cycle. The Programme is designed to ensure that the Associations properties are kept to a good and safe standard, these include works such as
  • Annual Gas Service/Safety Checks 
  • Gutter Cleaning
  • External Painting works every 5 years
  • Electrical Safety Checks every 5 years 
     

Planned Maintenance
These are major works that the Association knows will be required in the future as the structure of the properties and/or fitments within the property get old and require to be replaced or updated to meet current standards.  These include works such as

  • Replacing central heating systems
  • Replacing kitchens or bathrooms
  • Renewing roofs
Major Repairs
Would be carried out to properties where serious defects have been identified. Usually these would be structural.
